REAL ESTATE TERMS: A complete Purchase Agreement with all terms and conditions of this Auction is available in the Bidders Packet; the following is only an overview.
Registration Requirements: Bidders must first sign and accept all disclosure forms including seller's disclosure and waiving the opportunity for inspections. All inspections must be completed prior to Auction. Bidders must register for a special Real Estate Buyers number day of Auction and complete an opening bid form.
Real Estate Deposit Requirements: If you are the successful bidder and your bid is accepted you will immediately need to execute the Purchase Agreement with a nonrefundable deposit of $4,000. Your bid is not contingent upon being approved for financing. Please arrange financing prior to Auction and be able to pay cash at closing.
Property Disclaimer: The property are being offered "AS IS, WHERE IS" with no warranties of any type express or implied. Buyer Premium: A 10% Buyers Premium will be added to the final bid to create the purchase price. Please take this into consideration when bidding.
Possession: Possession will be at closing
Closing: Closing will occur within 45 days of Auction at the Plainfield Transnation Office. Balance of purchase price will be due at closing.
Deed: Seller shall supply an owner's title insurance policy in the amount of the purchase price.
Easements: Sale of property is subject to all easements of record.
Closing Costs: The buyer will incur standard closing costs of approx $350.
Survey: The survey available in the bidders packet is to be accepted by the buyer. There is a cost of $350.00 to be collected from the buyer at the closing.
Real Estate Taxes: Taxes shall be prorated to the date of closing.
New Information: New information, corrections or changes could be made after the printing of this flyer. Please come to the Auction early enough to consider new information
Broker Participation: Broker/salespersons are invited to participate with their buyer clients. A 3% commission will be offered on the final bid. Written pre-registration is required 24 hours prior Auction day; no oral registrations will be accepted. Agents who fail to register will not be entitled to a co-op commission.
Special Water & Sewer Information: The property is connected to the Village of Sparta sewer system. The property currently has its own water well and according to the Village of Sparta the new owners will need to connect to the city water system with an approximate cost of $2,200. More information is available in the Bidders Packet, but the property is being sold “as-is” and is the responsibly of the potential bidder to find out independently the costs a new owner will incur when taking occupancy.
